Contacted us we will arrange a free, no-obligation visit to discuss your property including rental potential, and suggest recommendations to enhance return.

It all starts with your instruction, we would then prepare an agreement between us that outlines our relationship and fees. Upon your acknowledge to proceed, we then begin the process of marketing your property to tenants.

We can arrange for a ‘To-Let’ board to be erected in a prominent position outside the property in accordance with the Town and Country Planning Act 1990 to let the local market knowledge of your property’s availability.

Our friendly property experts are always on hand to conduct viewings at times to suit your tenants. Our highly-trained teams know exactly how to show off the most attractive features of your investment to maximise its appeal to tenants.

Having confidence in your tenant is a must. Our third party referencing specialist works to our bespoke criteria in vetting your prospective tenant to assess their calibre and credit worthiness.

This process includes ID checks, employment checks and references as well as credit reports and proof of income.

We conduct ‘Right to Rent’ checks on all prospective tenants in accordance with the extant Code of Practice

Every tenancy agreement we draw up will protect your interests by complying with all the latest legislation. Our legal experts regularly review and update our tenancy agreements so you are not at risk of failing to provide the relevant paperwork.

A tenant will never be allowed to move into your property until we have received the full deposit on your behalf and an agreed level of rent in advance. For our Basement service, we collect the tenant’s deposit and pay it to the landlord for you to register.

Here we ensure that the tenant has a suitable and reliable method of paying rent. This is especially important for international tenants who may not yet have a UK bank account

We collect and register payment of the first month’s rent in advance

We ensure all the property’s utilities (e.g. gas, electricity, oil or LPG) are safety checked by our team of qualified and public liability insured tradesmen or ones recommended by you. Evidence of compliance is provided to you and the tenant. An EPC is also conducted to demonstrate the property’s energy efficiency. Additionally, although portable appliance testing (PAT) is not a legal requirement we can conduct portable appliance testing at highly competitive rates, providing a report that details the number of appliances and their condition & retest date. All cost for compliance test is price separately.

One of the most important documents in any tenancy is the inventory. It provides crucial evidence of the condition of your property at the start of a tenancy so can be useful in resolving any disputes at the end. Our in-house experts will usually perform the inventory compilation – although we will sometimes rely on a qualified agency – and use it to complete the check-out process. The inventory should include sufficient photographic content, a detailed schedule of condition and appropriate caveats.

We will endeavour to contact utility suppliers to pass on occupation dates and meter readings in order to ensure accounts are passed over smoothly and accurately between incoming and outgoing tenants. The inventory will include details of meter readings on key dates.

We will also endeavour to contact the local council tax department to ensure council tax payments are made by the appropriate individual

We coordinate all aspects of the move-in process with the tenant, taking them through the tenancy agreement and inventory/schedule of condition to ensure they are completely happy with the contents and that they can operate the utilities. We then ensure all paperwork is signed and handover the keys to formally start the tenancy.

We create a pack that introduces the tenant to your property and describes what to do and who to call in the event of an emergency or problem with their home

Once a tenancy comes towards its end, we will speak to you and the tenant regarding a possible extension. If both parties are willing to proceed, we will begin a period of negotiations in relation to any adjustment of the monthly rent until we reach a resolution you are happy with. We will then arrange for formal renewal paperwork to be drawn up. We can also serve appropriate notices should you wish to regain possession of the property.

If your tenants are moving out at the end of the tenancy, we will arrange to visit the property and conduct a thorough inspection. We will complete our full check-out routine and check the property and its contents against the original inventory. A member of our team will record meter readings, take photographs and compile a report. We will also arrange to collect and check all sets of keys.

Any deductions from the deposit to be used to fund work that is required in the property will be agreed with you and your tenant. These costs will be deducted from the deposit and the balance returned to the tenant in accordance with the terms of the tenancy agreement. We will mediate any disputes.

We prepare a detailed and transparent landlord’s statement outlining monies and in and out for each property

As is the norm when setting up a let, we collect a month’s rent up front. If agreed, we will subtract our fees from this payment and send the difference to you or your bank

We contact the tenant via telephone and letter to correct rent arrears

Our experienced property managers have contact with a small number of local, trusted contractors who can be relied upon to visit your property – sometimes at short notice – to carry out maintenance work and repairs. From cleaning duties to replacing a roof, our contractors can perform any task. All our approved contractors are required to provide appropriate insurance and qualifications, so you can rest assured work is being completed to a high standard. We also deal with both proactive and reactive maintenance programmes, such as those where gardening or cleaning services are needed. Quotes are obtained and approval sought from you prior to work commencing and a fully itemised bill will be provided. Agree maximum amount of £300 for repair without notifying to the landlord

We manage all out-of-hours-repairs using a dedicated service provider. A 24 / 7 / 365 emergency call-out number is provided and fast-response times assured. We also provide a telephone number for tenant or landlord to call to address any non-emergency queries relating to any aspect of the property or tenancy

It is a legal requirement for landlords entering into an assured shorthold tenancy to protect deposits by holding them within an approved Tenancy Deposit Protection Scheme for the duration of a tenancy.

we will meet all your responsibilities by arrange for the tenant’s deposit to be lodged with an approved registrar, Deposit Protection Service (DPS), where it is protected against loss or misuse. Copies of paperwork are provided to the tenant as part of the property’s welcome pack. At the end of the tenancy, the deposit is released to the tenant by the DPS once both parties have agreed on its distribution.

We manage all keys relating to the property, to allow Limelight access to conduct property maintenance and when keys are lost be tenants.

On an agreed schedule we contact the tenant to ascertain all is well with them and the property. The outcome of any inspection is passed promptly to you and the tenant, along with details of any work required to bring up the property to the agreed standard, and timescale for completion.
